NOTE: RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE. WE MAINTAIN A NO REFUND POLICY – SUBJECT TO “SPECIAL CIRCUMSTANCES”.
THE MANAGEMENT ASSUMES NO RESPONSIBILITY FOR ACCIDENTS, INJURIES OR LOSS FROM ANY CAUSE. ENTER AT YOUR OWN RISK. PARK UNDER TREES AT YOUR OWN RISK.
INDEMNITY AND WAIVER OF LIABILITY: Customer shall indemnify and hold Owner harmless from and against any and all claims, demands, costs and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, or acts of God, owner and / or customer actions or inactions (or those of their employees, agents, or invitees), or any other related to Customer’s use or occupation of the RV site, regardless of whether such loss was caused by the negligence of any of the Campground parties.
Southern Belle RV Park would like to welcome you as our guest. Our goal is to make certain that your stay with us is relaxing, enjoyable, and secure. We take pride in keeping our Park clean and beautiful. Please read and follow our terms for everyone’s safety. Enter this park at your own risk.
1. "Act right or you will get expelled. The Park reserves the right to re-assign any guest to another lot prior to their arrival. Do not move your unit to an unassigned site without management approval. Your site is guaranteed only if your days are paid for.
2. Quiet time starts at 10:00 pm and ends at 8:00 am. Visitors of resort guests must leave by 10:00 pm.
3. Two vehicles per site: One RV per site and One passenger vehicle per site. Second vehicle requires management approval and may be allowed if space is available. No vehicles are allowed to be parked on the grass. No parking on unoccupied sites. Ask for assistance if you need additional parking. Vehicles and site occupancy - Utility/Car trailers must be parked in the reserved parking spaces (additional fee may be required). No parking on grass, or adjacent/vacant sites. No vehicle repairs or maintenance may be done in the park unless approved by management. No items such as stakes, outdoor lighting, fence or any miscellaneous items shall be stuck in ground due to could cause damage to utilities or irrigation and would be charged to occupants for repairs. UNAUTHORIZED VEHICLES ARE CAUSE FOR TERMINATION OF GUEST LODGING RENTAL AGREEMENT.
4. Parents are held liable for all behavior and actions of their children. They must be supervised at all times in all areas of the park.
5. No tarps covering RVs, autos or personal items allowed at any time. ATV use is prohibited within the park.
6. Any improvements, changes, additions to your site must have prior written approval. No storage around/under your RV. Storage sheds are available for rent. NO KITCHEN APPLIANCES OR HOUSEHOLD APPLIANCES, including refrigerators, freezers, washers, dryers, hot tubs or jacuzzi may be stored or operated outside the RV at any time.
7. No EZ-Ups, screen rooms, tents, swimming pools or Gazebo with prior approval.
8. ILLICIT DRUGS, FELONIES, PRIOR CONVICTIONS AND UNDISCLOSRED FELONIES: Possession, trafficking or related illicit drug activities of any kind are cause for termination of a guest stay. Applicants who do not disclose prior felony convictions are subject to termination of stay and removal.
9. You must receive written approval from the office before an RV or car repair is permitted on site. Washing your RV requires prior approval.
10. No trees or bushes are allowed to be cut or trimmed. Request help from the office, if needed. Firewood on the property is park property and available for purchase.
11. PRIOR CONVICTIONS: Individuals with prior convictions for abuse, sexual predatory related behavior, fraud, fiduciary violations, drug related activities, weapons charges, pornography, or domestic violence are not qualified to stay as welcome guests.
12. You must present yourself with respectful behavior at all times. Management has the authority to refuse any persons entry, and/or have them and their belongings removed from the park.
13. We are a “Pet Friendly” Park, with exception of aggressive breeds/behavior. Pets may not be tied out or left unattended at any time. No excessive barking. Pets must spend the majority of their stay in side the RV. All pets require prior approval to stay at the park.
14. Discharge of firearms is strictly prohibited and no fireworks of any kind are allowed in the park. Loud music is prohibited.
15. Furniture outside your unit is limited to clean, outdoor patio furniture and chairs. Potted plants or trees are allowed and limited to five per site.
16. No structures may added to a site.
17. Raised, covered/screened fire pits are allowed at your site. It is requested, however, that debris/coals be disposed of responsibly and not dumped on site.
18. No solicitation. No sales or display of goods permitted at individual sites. No commercial RV wash service companies allowed in the park without prior approval.
Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked in additional parking spots behind our building or fence. Please do not park on our grass. Ruts caused in your site due to additional vehicles will result in damage charges.
Trailers, Boats, and additional vehicles may cost additional fees for camping. A nightly registration covers 1 RV and 1 vehicle only. Boats and trailers require pre approval.
No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our garages or our bathroom and laundry room doors. Parking on the grass is not permitted at RV Sites
20. Drones: Drones are not permitted in our park. Please do not fly drones over people or RVs.
21. ZERO TOLERANCE: We have a zero tolerance for any kind of criminal activity.
Illegal drugs of any form are prohibited on the property. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
No altercations between guests or any employee of the park, Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated.
22. No air rifles, BB guns, fireworks and/or sling shots are allowed in the park
23. Tampering in any manner with electric power sources or hookups, removing electrical breakers, modifying or altering electrical boxes, and/or running extension cords from a different power source other than the one assigned is prohibited.
24. Using a greater electrical load than the RV is designed or approved for or otherwise causing a fire hazard is prohibited.
25. RV STANDARDS AND SITE RESTRICTIONS: We only allow fully self containing RVs or motorhomes that are in good condition AND at least 12 years or newer. Each RV must be maintained in a neat and attractive condition at all times. For example: Clean exterior- No missing or broken trim, doors, lights, or windows. No AC window units or space heaters, no foil on windows and no tarps and/or covers.
26. The following ARE NOT allowed on sites (including under the RV)
No appliances, mattresses, indoor furniture, large tools/machinery, trampoline, fencing, dog house, kennel or any type of clutter is permitted. If it doesn’t fit on your slab, you won’t be able to bring it. (Nice outdoor furniture is acceptable). No pop-up tents, sheds, pergolas, porches, boats, trailers, umbrellas, clothesline or inoperable vehicles.
27. PETS: Loose dogs are not permitted and cause for termination of the guest’s agreement.
28. Refunds/Prorating - No prorating or refunds for early departures.
29. Lot Capacity - 2 people total per site. Anymore than that must get a approval from management.
30. Common courtesy - Common courtesy shall prevail between all persons in the park. Respect the privacy of guests. Cutting across other people's lots is not acceptable. If you want to move throughout the park, please use the roads and respect Other people's property and personal space
31. Profane, abusive, harassing, threatening language or actions directed at park personnel or other guests is unacceptable and is cause for eviction.
32. Emergency and safety - No illegal drugs. All weapons shall be kept in compliance with state/federal laws. No discharge or use of firearms in the park. No smoking in or around Park buildings. Speed limit 5 mph. If you observe any activity you believe to be of concern, please contact the office.
33. Subletting/renting - Subletting or renting of an RV is prohibited.
34. Sites - Cleanliness of the park is important to everyone. All trash should be bagged and taken to the dumpster. Outdoor items should be neat and orderly. No outdoor appliances (i.e. freezer, refrigerators) of any kind. No storage of tires on site. Hazardous materials are not permitted. Please leave park facilities as you would like to find them. If they need attention, notify the office.
35. Utilities - In the event your RV unit or equipment has electrical issues that causes either a service call or problems to RV park you will be responsible for any costs associated with including damage to other guests. Any personal equipment, wires or connectors problems on your cable, Wi-Fi, water or sewer you would be responsible for any costs associated with labor or materials and automatically charge your card on file. Our park is checked and maintained so please make sure before reporting any utility issue you know your RV and equipment is good to avoid any charges due to us calling a third party.
36. RV sewage – Do not place feminine products, grease/fats, diapers, cat litter, paper towels, wet wipes, hazardous substances, syringes, or plastics down the drain/sewer. Use RV toilet paper.
37. Portable grills - Gas/charcoal grills are allowed. No wood fires except in designated areas.
38. Outdoor structures - No sheds, porches, decks, tents, tarps or utility buildings allowed. RV’s are not to be skirted and usage of blocks to balance rig is prohibited.
39. Clubhouse and Restrooms - Please use common courtesy to all guests and clean up after yourself. NO CHILDREN UNDER 16 allowed to use these facilities without adult supervision.
40. Laundry - No clotheslines or hanging laundry outdoors. No washing of pet bedding in laundry facility. No one under 16 allowed without adult supervision in laundry facility.
41. Pet rules – ALL PETS REQUIRE PREAPPROVAL. We reserve the right to refuse or require removal of any animal at any time. Cats are allowed but may not roam freely in the park. Dogs must be on a leash (6 feet or shorter) and under control of an adult at all times. Excessive barking is not allowed. Pet owners must immediately pick up after their pet and deposit waste in a bag and into the designated receptacles. Aggressive animals will not be allowed in the park. You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified. Pet fences are not allowed. Pets may not be left outdoors unsupervised. Pets are not allowed inside clubhouse, bathrooms or laundry. Do not feed wild or stray animals.
42. Solicitation/Peddling/Business enterprise - No peddling, soliciting or business enterprise is allowed in the park. Signs for the sale of products or services are not allowed.
43. Damages and personal liability - Any guest or visitor that willfully or negligently damages or destroys park property, landscaping or equipment will be held liable for the value to repair or replace the damaged items property. The responsible party(s) may be evicted for willful damage.
44. Guest property - Guests use the Park’s facilities at their own risk. Secure your valuables. Management assumes no liability for loss or damage to guest property and/or injury to person, pet, or party arising due to use of resort facilities or caused by others on the premises. The Park is not responsible for loss or damage due to fire, accident, theft, weather or catastrophic events.
45. Right to refuse/Evict/Deny access – This Park is a privately-owned resort. Management reserves the right to refuse services, evict or deny access to anyone, under any circumstances it deems necessary, in accordance with applicable local, state and federal laws. There will be no refunds. Loud Noises, Bullying, Drunkenness and Drugs have a zero tolerance.
46. Policy changes - Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Management reserves the right to make changes deemed necessary to these rules and regulations at any time, without prior notice.
47. Cancellation Policies - Due to costs of credit card vendor and our booking platform policies from CampLife please read and know all cancellation policies that is provided at time of booking at bottom of website. We are always glad to give camping credit for a different date if you give good notice or have an emergency. By booking a stay you agree to these policies provided on booking website.
48. Parking in shaded lots, “under trees and branches” is at your own risk. Please let management know if you need to move to a tree-less lot.
49. THEFT OF SERVICE any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook-ups for your RV. We require full payment in advance and will prosecute any violations.
50. Cancellation Policy We do not give credit or refunds due to the weather. Our cancellation policy varies depending on the timing of your cancellation notice in advance of the reservation date.
51. Accessibility: We are committed to providing an accessible experience for all visitors to our website, including those with disabilities. If you experience difficulty in accessing the CampLife website, please contact us.
52. LENGTH OF STAY. Maximum Term length of any rental is 30 days. Length of stay may be extended each month if agreed to by both parties in writing. ALL RENTERS ARE GUESTS of the park – NO RESIDENCY, TENANCY OR SUB-TENANCY GRANTED OR IMPLIED.
53. UNAUTHORIZED VISITORS/BOARDERS AND LIVE-INS: LOT RENTERS/GUESTS who have unauthorized visitors, boarders or other live-ins that are not declared and identified on the initial application are in violation of park rules and subject to cancellation of their GUEST LODGING RENTAL AGREEMENT. Unaccompanied visitors of registered Park guests in not permitted and subject to cancellation of guest’s lodging. COST OF LIVE Ins/ BOARDERS: Unauthorized live-ins or boarders are an additional $100 per month per person

55. UNATHORIZED BUSINESSES, BUSINESS ACTIVITIES OR BUSINESS DEALINGS: GUESTS may not operate or conduct business of type of activity within the park at any time. Any activity such as people traffic, shipments, deliveries or other like-kind activities that suggest business dealings is cause for removal and subject to cancellations of guest’s lodging.
56. STORAGE SHEDS: Storage sheds are not permitted without prior written approval. Storage cabinets no larger than 2’x4’ footprint are allowed. Placing a storage shed on the property is an additional $20 per month lot rent if approved.
AFFIRMATION
I FULLY UNDERSTAND AND ACCEPT THESE RULES AND ANY OTHER ATTACHED PARK RULES.
I also agree to vacate the premises at the request of management if I violate these rules and regulations, without a refund of any prepaid fees. This agreement does not constitute a landlord / tenant agreement. Payment for sites is entirely for services rendered UNDER A HOST / GUEST ARRANGEMENT.
By signing the Registration Card at check-in you agree to abide by all rules and regulations of this resort.
